Thank you for listening to my podcast appearance with JD’s REI Mastermind. What a show! JD structures each of his episodes with a beautifully thoughtful approach. His questions are specific and made me pause and think before answering. They also made me realize that what we do in syndication at Auroras Investment Group is a bit different than what others do in this space.

One of the many reasons I was excited to be a guest on the REI Mastermind podcast was that I strongly relate to those out there who are looking for an alternative to the Dave Ramsey, Jim Cramer, Motley Fool or Suze Orman shows. Those investment strategies are too vanilla for me. They’re focused on saving and investing in modest returns, but what they lack is control over the creative strategies used to maximize returns. In real estate, the investor moves the levers, and for the most part, he or she dictates success or failure. It simply comes down to a solid plan, executing that plan, and problem solving along the way.

We accomplish this by acquiring both value-add and permitted ground-up construction of multifamily and large-scale single family home projects in areas experiencing rapid growth where housing supply cannot keep up with demand. As an investor with us, you are not a number or a diluted share like one finds themself in the stock market, instead, you are integral part of our mission as a company. Without you, we wouldn’t be able to accomplish anything.

We offer two different investment types. Our development projects provide strong short-term capital returns where we complete construction typically within 10-18 months, depending on the size of the scope. We will deploy either a build-to-rent or a build-to-sell strategy depending on market based conditions.  Our value-add buy-and-hold projects involve us buying underperforming apartments where we add value by improving the property and raising rents to collect cash flow while the property appreciates over a typical 5-7 year period. Buy-and-hold investments also provide huge tax savings via depreciation to offset profits made from development projects.
